Meet David Ziccardi, Founder & Certified Appraiser in NJ & PA

David founded Valiant Appraisal Services driven by a mission: to deliver appraisals built not just for compliance, but for real-world impact. Combining rigorous analysis, deep industry experience, and human-centered communication, David helps clients confidently navigate high-stakes real estate scenarios.

David’s journey in real estate valuation began at Independence Appraisal Group in Glenside, Pennsylvania and deepened at First Atlantic Appraisal Company in Sewell New Jersey, and culminated in establishing Valiant Appraisal Services. He is a Pennsylvania & New Jersey State Certified Residential Appraiser serving diverse clients including banks, attorneys, estate planners, investors, and homeowners.

All of Valiant’s appraisals adhere to USPAP, Fannie Mae, ERC, and IRS valuation guidelines, ensuring they withstand scrutiny in any context.

Meet Melissa Paul,
Real Estate Analyst

Melissa Paul is a Real Estate Appraiser Trainee at Valiant Appraisal Services, working under the supervision of David Ziccardi. She is gaining hands-on experience in residential property valuation across southeastern Pennsylvania and southern New Jersey, contributing to appraisals that serve banks, attorneys, estate planners, and homeowners.

With a background in interior design and a keen eye for property detail, Melissa assists in preparing appraisal reports that reflect both accuracy and care. She is actively building expertise in market analysis, property inspection, and USPAP compliance as she works toward full certification.

Melissa holds a B.S. in Interior Design from Indiana University of Pennsylvania. Outside the office, she enjoys cooking, crafting, and spending time with her family.
